Spring has sprung in Granite Falls and hometown realtor Tammy Edman couldn’t be more versed in the wave of change coming with the season. Like many of our towns high school seniors, Edman was born and raised here in Granite Falls but wanted to explore after graduation. Tammy’s first experience working in real estate was in Oshkosh, Wisconsin and although experience was gained, her same sense of home was not. “I really missed not living in my hometown, it is a beautiful area” said Edman. Moving back in 1990, Edman worked in the Granite area real estate market regularly, both with RE/MAX and independently, until starting her own company, EXIT Realty Scenic Valley in 2015.  EXIT Realty is a national franchise, offices are independently owned and operated. 

Spring is a peak time for home buying and selling in any community but in Minnesota it’s more of a sprint against the seasons. Tammy has seen and experienced the ebb and flow of spring for over 30 years in this northern market and knows what draws people to the area, untapped opportunity.  “Besides first-time home buyers and 'empty nester’s' downsizing, I worked with buyers moving to this area because of jobs with the hospital/clinics, Public Pioneer T.V., Project Turnabout and Prairie’s Edge Casino”.Edman also recognizes the lifestyle in this area is worth coming back for. “There are also families moving back to this area that had left for college, careers, etc. They moved back like I did because they missed the area.  We have retired people moving here out of various metro areas because it is a beautiful area, a quieter pace of life and our home prices are much less than those of large metro areas”.

Edman believes Granite Falls and the surrounding area is prime for a great work life balance and tourism business development, “So many people tell me that Granite Falls and the area is unbelievably beautiful, we see tourism growing in the area.” Edman also applauds the EDA Director, Cathy Anderson, who is “knowledgeable and motivated to promote business in Granite.” The local realtor notes the ideal infrastructure on the crossroads of Hwy. 212, Hwy. 23 and Hwy. 67. This area is so desirable,Edman is always looking for those craving a career in the local real estate market and even opened a second office in Montevideo last year.

If you are looking to sell your home this spring and don’t know where to begin, Tammy suggests “de-clutter, remove any wallpaper, and then paint with neutral colors…beige, grey, etc.”.  Many of the younger buyers in her experience are looking for “move-in” ready. Possible buyers should contact their local realtor, like Tammy, for help putting together a quick suggestion list to help sell.  A market analysis is also a vital tool a realtor can generate to help establish an expected sale price, using comparisons from similar homes that have sold in your area. “Often sellers want to list their home high with the knowledge that buyers will want to negotiate.  While this is partially true, by listing a home too high, sellers may lose potential buyers that won’t consider or aren’t qualified to purchase their home at the higher price” said Edman. If you are looking to buy a home “the very first step is to contact a lender and get a pre-approval letter to make sure that you can even obtain a mortgage and how high of a price of home can be afforded."

Granite Falls is so near and dear to the Edman Family that the Edman’s son Joseph Edman, purchased a Prentice Street building for his company, Edman Builders, which currently does commercial construction and residential development in N.D., where Joseph lives. Tammy’s husband, Tom Edman, with his 40 years’ experience in the commercial construction industry, provides senior management services to Edman Builders.  With the office in Granite Falls, Tom Edman will be able to spend less time traveling and can work out of Granite.  The office will also staff an office administrator and a construction supervisor with plans to expand commercial construction and development in the west metro and outstate areas of Minnesota.
